A few years ago, Airbnb implemented a 90-day limit to ‘entire home’ bookings in the Greater London area. This means a property can’t be let out on Airbnb for more than 90 days throughout the entire year, this applies whether the days are consecutive or spread out throughout the year.

Why Was the Rule Created?

Before this rule, homeowners needed to apply for planning permission to be able to offer short holiday lets in their homes. This is because the Greater London Council (General Powers) Act of 1973 implemented a London-only rule which meant it was not possible to offer short lets (less than 90 days) in London.

As global interest in home-sharing increased, authorities began to recognise the benefits that this brings to homeowners, guests and, most importantly to them, the local economies.

So, the rule was created to help legalise short lets in London. Although it might seem strict, the 90-day rule actually relaxes the original rule, allowing homeowners to rent out their properties on a short-term basis.
